How do I search for homes on this site?
Use the search bar on the homepage or visit the Property Search page. You can filter by location, price, bedrooms, bathrooms, square footage, property type, school district, and open houses, then sort results and view them on an interactive map.
Are the listings updated in real time?
When connected to a live MLS/IDX feed, listings refresh automatically throughout the day. This demonstration site currently shows sample listings so you can experience the full search and detail-page flow.
How does the home valuation work?
Enter your address and a few property details on the Valuation page, and Patti Marsden will prepare a Comparative Market Analysis (CMA) using recent comparable sales in your neighborhood. It is a human, local estimate — not an automated guess.
Is the mortgage calculator accurate?
The calculator estimates your monthly payment including principal, interest, property tax, insurance, PMI, and HOA. The affordability tool uses the standard 28/36 debt-to-income guideline. Both are educational estimates — your lender determines actual figures and approval.
How do I schedule a tour of a property?
Open any listing and use the "Request a Tour" form to send your preferred date and contact details. We will reach out to confirm a private or virtual showing.
Do I need an account to use the site?
No account is required to browse listings, run the calculators, or contact us. Saved searches and favorite listings are planned for a future release.
